Kinclune House, located near Kirriemuir in rural Angus, Scotland, offers luxury large group self-catering accommodation. Modernised in 2023, this unique historic Scottish holiday home sits on an 800-acre private estate in the foothills to the Angus Glens, providing rural seclusion and privacy. With panoramic views of the Vale of Strathmore, Kinclune offers a serene setting where luxury meets nature. With an award-winning organic farm and Highland Pony Stud on your doorstep, red squirrels in the garden and red kite soaring in the sky above above, there is always something to see. With the region's heather-clad hills, glens, castles, and sandy beaches easily accessible from Kinclune House, it is an ideal base to explore the best of Scotland's scenery on your next weekend escape.

The main house, sleeping 10, features two living rooms, a spacious kitchen and dining room ideal for parties, five beautiful bedrooms and five bathrooms.

Perfect for relaxing retreats, family holidays or small events, Kinclune House has become a popular Scottish party house for intergenerational family gatherings and special celebrations, including milestone birthdays and intimate weddings. Catering and housekeeping services are available upon request. 

Only a 15-minute drive from Kirriemuir and 40 minutes from Dundee, Kinclune House, sleeping 10, and Osprey Annex can be rented together for exclusive-use, accommodating up to 14 guests in total on a self-catering basis. Book your next big house hire here.

For smaller groups, the main house (for 10 guests) or the Annex (for 2-4 guests) can be hired separately. Early booking is therefore necessary if you want to secure exclusive-use of the house and Annex for your gathering.

The Bedrooms

Master Suite

Show-stopping super-king bed with flamboyant embroidered headboard, ensuite shower room with walk in shower and a separate large dressing room with spacious 1800mm, freestanding, double-ended bath - the perfect place to relax and soak in the majestic view of the stunning Scottish countryside. 

Turret Bedroom

Beautiful, characterful room incorporating the turret feature. Step into the turret for a very special view with our binoculars and bird book. King size bed (or two small singles). The luxurious, spacious private Turret Shower Room is just a step across the hall.

Tower Bedroom

Stunning, spacious room occupying the tower feature with incredible panoramic views from the enormous bay window. Luxurious super-king bed (or two singles, if preferred). The beautiful Tower Bathroom with double ended bath and separate walk-in shower is just across the hall.

Tawny Bedroom

Named after the tawny owls which can be heard at night in the surrounding beech trees. Delightful, bright double room with original fireplace and a gorgeous view. Shared use of the Family Bathroom, with spacious 1800mm steel bath with handheld shower attachment, just across the hall. 

Beech Bedroom

Wake up to nature. A cosy double bedroom with feature fireplace enjoying a lovely view through the beech trees. Shared use of the Family Bathroom, with spacious traditional 1800mm bath with handheld shower attachment, just a step across the hall (shared with Tawny).

Special Events

Celebrate at Kinclune

Host your special occasion in style with exclusive use of this stunning party house.

With three spacious public rooms and luxurious overnight accommodation for 14 guests, this is the perfect house to rent for intimate weddings, group events or special celebrations.

From spring 2025 we'll have accommodation for 28 guests on Kinclune Estate, with the house can accommodating parties for up to 28. For larger events and weddings, our Victorian Courtyard Steading with Barn Venue for 90 guests will open in spring 2025. 

If you wish to celebrate a special event during your stay at Kinclune House, please contact us so that we can cater to your needs. We'd love to recommend some fabulous local catering firms, florists  and photographers for your occasion.

Accommodation Info
Can I bring my pet?

Yes, Kinclune House is a dog friendly holiday location. We allow up to 4 dogs: 2 in main house and 2 in the Osprey Annex. There is a large garden to exercise your dogs and lots of lovely places to walk on the Estate and in the local area.

Please inform us of the number of dogs and type of dog at time of booking so that we can provide dog bowls, crates, blankets, towels and treats for your dog(s). 

Please note, if hiring the main house only (without the Annex), you may be sharing the garden with Annex guests.

We may be able to accommodate other pets too, so please ask, although unfortunately we cannot accept cats due to the owner's allergy.

What is the maximum capacity of the house?

The maximum occupancy is 14, between the house and annex, including children, but excluding 2 infants under the age of 1.

Kinclune House accommodates 10 guests, including children, but excluding 2 infants under the age of 1.

The Osprey Annex accommodates up to 4 guests: 2 in the master bedroom; and 2 in the adjoining room, sharing the master ensuite. For this reason, the Annex is best suited to family groups.

The Osprey Annex may not be suitable for those with infants or tiny toddlers due to the steep staircase, although a stair gate is provided.

Please inform us of the number and ages of guests at time of booking so that bedrooms can be set up accordingly.

Can you accommodate extra overnight guests, e.g. on guest beds?

No. The maximum capacity of the house and annex is 14 (10 persons in Kinclune House, including children; 4 persons in the Annex, including children). Up to 2 infants under the age of 1 can, additionally, be accommodated in travel cots.

The maximum capacity of Kinclune House and Annex is dictated by the terms of our holiday let licence, fire safety regulations and our fire risk assessment. For this reason, no additional guests can be accommodated.

Are all of the bedrooms ensuite?

The house is a historic listed building with lovely proportions and features which do not lend themselves to ensuite facilities throughout, but the Master and Annex Master bedrooms both have ensuite facilities. All of the house's 3 bath and 3 shower rooms were beautifully renovated in 2023.

The Master Suite has an ensuite shower room and a separate bathroom and dressing room featuring an extravagant, freestanding double ended 1800mm bath.

The Turret Bedroom has its own spacious, luxury shower room just a step across the hall.

The Tower Bedroom has its own bathroom just opposite, with a roll-top, claw-footed bath and separate luxury shower.

Tawny and Beech share a family bathroom with an 1800mm  traditional steel bath and hand-held shower.

There is an additional cloakroom downstairs.

The Annex bedrooms are suitable for a couple or a small family, with the master bedroom having an ensuite shower room and the twin bedroom using the same facilities.

How are the bedrooms set-up?

Kinclune House offers 5 double bedrooms:
1. Master (super-king)
2. Turret (king or twin set-up available)
3. Tower (super-king or twin set-up available)
4. Tawny (double bedroom with king size bed)
5. Beech (double bedroom with double bed)

The Osprey Annex has 2 bedrooms:
1. Double bedroom (with king size bed)
2. Twin bedroom with 2 single beds (or 1 King)
Please note there is only one shared shower room off the master bedroom. For this reason the annex is, perhaps, best suited to families.

Please advise us of the names and ages of your guests at time of booking so that we can set up your bedrooms accordingly.

Are there any bedrooms downstairs?

No, all bedrooms are on the first floor in both the main house and in the Annex. 

Is Wi-Fi available?

We provide free Wi-Fi; you will find the password in the welcome pack. Due to our rural location we do not have fibre broadband, but rely on a local wireless internet provider. We provide smart TVs in Kinclune House snug and in the Annex kitchen-living room.

Kinclune House also has Sonos speakers so that you can stream your own music.

Please note, we receive an excellent wireless service, given our remote location, but bookings should not be made if they are wholly reliant upon uninterrupted, high-speed Wi-Fi. 

Do you provide logs for the fire?

Yes. There is nothing better than spending evenings in front of the fire. Kinclune House and Annex has 1 open fire and 3 wood burning stoves! We will supply you with a starter pack of logs for each fireplace, but please get in touch if you require more during your stay. There is a small charge for this service. We manage our own woodlands sustainably, and produce our own logs, but bear in mind that it is not environmentally sustainable on a large scale. 

Do you provide catering for our stay?

Kinclune House and Annex are booked on a self-catering basis, but if you want to relax and put your feet up, we can arrange affordable catering for some or all of your stay. This can include having simple, home-cooked meals, such as steak pie, lasagne or stovies in the oven ready for your arrival. A local chef can cater for you in the house for occasions, such as birthdays or anniversaries. We can also highly recommend fantastic local suppliers of celebration cakes. For very special events such as engagements, weddings and anniversaries we work with one of  Scotland's best chefs, so please get in touch.

Can we have our shopping delivered to Kinclune House?

Yes. Tesco in Forfar will deliver to Kinclune House. You should be able to book a one hour slot so that your food shop arrives when you do. 

There's also a good selection of shops in nearby Kirriemuir and Forfar for those annoying things you will forget to order!

Reservation Info
What are the arrival and departure times?

Arrival time is usually from 4pm, but please get in touch if you would prefer an earlier arrival and we will try to accommodate you. Departure is 10am and this must be strictly adhered to so that we can prepare the house for subsequent guests.

Is parking available?

There is ample parking to the side and rear of house.

Maximum number of cars: 6. 

Can I charge my electric car?

Yes, contact us and we will provide a password to use the EV charger. There is a small charge for this service.

Can I host my party at Kinclune?

Yes, Kinclune is a truly wonderful place to celebrate with friends and family. The house can accommodate up to 16 for formal dining or up to 30 guests for a daytime or evening buffet-style event. Larger parties can be accommodated in a marquee on the lawn. Please see our events page and contact us if you would like to host a special event during your stay. 

Note, the maximum number of overnight guests in the house and annex must not exceed 14 plus 2 infants (under 1 year old).

From spring 2024, the Grieves House, a few meters away, will offer accommodation for a further 6 overnight guests.

Overnight guest names must be notified to us at time of booking.

Additional party or event guests must also be notified to us at time of booking.

 

Is Kinclune private and exclusive use?

Yes. Book here to book both Kinclune House and the Osprey Annex.

Kinclune is located on an 800-acre private estate.

Can you accommodate stag parties?

Kinclune is not suitable for stag parties.

About the Farm
Can we walk on the farm?

There are lots of beautiful places to walk on and around Kinclune. Details will be provided in your welcome pack.

Kinclune is a working farm. We breed cattle, ponies and sheep and they can be protective of their young. You cannot walk, particularly with dogs, in fields with livestock and we ask you to avoid the farmyard and farm machinery. 

If you sign up for one of our guided walking tours and we will show you the best and safest places to walk on Kinclune and share what's special about our award winning environment. We run part of the farm as a nature reserve for rare birds and we would love to show you where to see the best of our wildlife without disturbing it.

Can we meet the ponies and farm animals?

Yes, you can meet the ponies and farm animals. We have been breeding cattle and ponies for more than 3 generations and our Scottish native Highland ponies are award winning.

We would love to show you our ponies and livestock on our farm safari tours or on one of our other experiences and activities. Please see our experiences page and do contact us if you have any bespoke requirements for your experience.

Kinclune organic farm is a working farm, rather than a petting-farm as such. Our ponies live outdoors year-round mostly on Kinclune Hill or in our conservation grazed grassland and wetlands. We love to show them off in their natural environment.
